TERMS AND CONDITIONS

So that you understand the basis of the holiday contract between you and the property owner when you book your holiday, we have laid out, as clearly as possible, the conditions on which your booking is made. Nothing in these conditions affects your normal statutory rights.

1.Your holiday booking
You can book your holiday and take up the offers shown in our leaflet or on our web site (or elsewhere advertised) if these holidays or offers are still available. You must be 18 years or over when you book your holiday. Your booking is made as a consumer and you acknowledge that no liability can be accepted for any business losses suffered or incurred by you.
When we issue our written Booking Receipt to you, we, the Property Owners enter into a contract with you, which is subject to these Conditions of Hire.  We have the right to refuse any booking prior to the issue of our written Booking Receipt and if we do this we will inform you in writing and promptly refund any money you have paid to us.
When your Booking Receipt is received, the details must be checked carefully. If anything is not correct you should tell us immediately.

2. Paying for your Holiday.

Booking Deposit:
A deposit of 50% of the total holiday charge should be sent to us ( bookings made over the internet can only be held for you for 7 days pending receipt of payment), with a completed  and signed Booking Form when appropriate. When received, this will reserve the dates you have requested. Payment should be made in the form of a cheque in favour of Mr P A Ottley.

Confirmation of Booking:
On receipt of the booking form or booking email and the deposit, we will send you your written Booking Receipt. The balance of the Total Cost of your holiday is payable not less than 42 days before your start date. If you are making a booking within 42 days of your holiday the whole amount should be paid.

Final Payment:
On receipt of your final payment, we will acknowledge this and send you our Welcome & Information Pack including a location map showing where to find Bottom End Cottage.

Additional Costs:
Gas and Electricity consumed will normally be free of charge however, meters will be read on arrival and departure. We reserve the right to charge at standard rates for excessive* consumption (*significantly above average). Any extras, inc solid fuel, (see section 7 of the postal booking form) can be requested and if available, purchased any time during your stay.

Change or Cancellation:
If you wish to change or cancel your holiday you should contact us immediately as an alternative date may be available (subject to a small admin charge). If however, the holiday cannot be rearranged and is cancelled, the following charges will apply:

If any payment due is not paid by the appropriate date we can treat your holiday as cancelled by you and the Cancellation Charges opposite would apply. The property owner shall not be liable for changes, cancellations or any other effect on your holiday due to events beyond our control (force majeure). In such cases we will fully refund any money you have paid us.

3. Holiday Insurance.
When you book your holiday you take on the responsibility of paying for the holiday in full, so to protect you, (and the property owner) against unforeseen circumstances causing you to cancel, Cancellation Protection Insurance is strongly recommended. This  is normally part of any Holiday Protection Plan sold by your Insurance Broker.

4. Information Pack.
We aim to ensure that the information provided is accurate. There may be small differences between the actual property, its description, amenities and facilities in the area. Occasionally, problems mean that some facilities or services become unavailable and if this is the case we will tell you as soon as reasonably practical after we are made aware of the situation. Similarly we can not accept responsibility for any changes or closures to area amenities or attractions mentioned in our literature.

5. Death, Personal Injury or Loss of Property.
The property owners shall have no liability for death or personal injury to you or any member of your party, unless this results directly from an act or omission on our part.

6. The Holiday Accommodation.
You can arrive at Bottom End Cottage after 3pm on the start date of the holiday and you must leave at 10am on the last day. If your arrival is delayed you should advise us so that alternative arrangements can be made. If you fail to arrive by Midnight on the start date and you do not advise us of a late arrival we may treat the booking as cancelled.
You are responsible for the actual costs of any breakages or damage in or to the property - along with any additional costs that may result - which are caused by you or your party. The owner would require payment to cover any such costs.
We are entitled to refuse to hand over to you, or repossess from you, the cottage, if we reasonably believe that any damage is likely to be caused by you or your party - or can repossess the property if damage has been caused. These circumstances will be treated as a cancellation by you and the Cancellation Charges will apply.
You  cannot allow anyone other than members of the party detailed on the booking form to stay in the cottage, nor can you take any pets to the property. If you do so we are entitled to refuse to hand over the property or can repossess the property. Either circumstance will be treated as a cancellation by you and the Cancellation Charges will apply.

7.Your Rights.
The holiday contract between you and the property owner is subject to English Law and is formed in Ironbridge, Telford, Shropshire. Your statutory rights are not affected by anything contained within these conditions of hire.
